You will need the title deed (proof of ownership), a valid Emirates ID / passport copy, NOC (No Objection Certificate) from the developer if applicable, and mortgage clearance certificate if there is a loan. If the property is leased, provide the tenancy agreement.
Yes. The existing tenancy can be transferred to the buyer, who will assume the lease under the same terms. You may need to refund any prepayments or coordinate with the tenant about vacating, depending on agreement.
Typical costs include agent commission (often ~2 % of the sale price), transfer registration / title deed fees (e.g. 4 % in Dubai, unless negotiated), trustee or administrative fees, and any mortgage release charges.
If all documents are in order and approvals are obtained, the registration and transfer at the Land Department (or Trustee office) often can be completed in a short time (e.g. in Dubai it may take about 30 minutes for final registration) — though preparatory steps like NOC, mortgage clearance, and marketing can add weeks.
You must settle or disclose any outstanding service charges, developer dues, and mortgage liabilities prior to or during sale. The mortgage must be released or cleared before you can transfer clean title to the buyer.
